This fiduciary service is tailored to handling negotiations and managing the transaction through to closing, after the property has already been identified.  We will handle the transaction to closing. Here's how it works when the real estate agent takes on this responsibility:


We become a fiduciary agent and act as the primary negotiator on your behalf, either representing you as a buyer or a seller. We leverage our expertise in the local market and knowledge of comparable properties to negotiate the best possible terms for you, including price, contingencies, and other crucial aspects of the deal.

Contract Preparation

After negotiations are finalized, we finalize to execute the purchase agreement and related contracts, ensuring that all terms and conditions accurately reflect the agreement reached between the parties. We also assist in drafting or reviewing any addendums or amendments required during the negotiation process.

Document Coordination

Throughout the transaction, we exchange documents and information between all parties involved, including the buyer, seller, lenders, attorneys, inspectors, and other relevant stakeholders. We ensure that all necessary paperwork is completed correctly and submitted in a timely manner to facilitate a smooth closing process.

Contingency Management

We oversee any contingencies outlined in the purchase agreement, such as home inspections, appraisal, financing, or repairs. We work closely with you to address any issues that arise during the contingency period and ensure that all parties meet their obligations and deadlines.

Closing Preparation

As the closing date approaches, we coordinate with all parties involved to prepare for a successful closing. This includes scheduling the final walkthrough, resolving any last-minute issues, and ensuring that all required documents are in place for signing.

Closing Support

On the day of closing, we facilitate with the escrow agent/attorney the signing of documents, who coordinates the transfer of funds, and ensures that the transaction is completed smoothly and according to the terms of the purchase agreement.
